Nice view of chain link fence. Remember, fences around the common grounds don't prevent your access, just bring your climbing gear or wire cutters! "No Trespassing" signs have been removed and it is believed that no residents have been arrested...YET!!

Condemned stables on the common grounds that Cross Tie Residents don't own. "An incredible labyrinth of hiding places for youth parties." One child states..."cool crib for sex, drugs, and rock-and-roll dude!"

Giant trash pile discreetly hidden by 5-6 foot weeds! Our naturalist say this will make a great home for snakes and other wildlife!

'Community Energy Savings Program'
Non-working well that was to be used by the fire dept to protect homes. Note the dangling electrical wires and the busted light globe. "That'll save association money!"
Lovely Dilapidated Tennis Courts
Another part of the association 'energy savings' and 'spending reduction' programs. "Tennis Courts Under Repair" sign appeared after years of disrepair, however is is anticipated that work will never commence.  "You don't own 'em and you can't use 'em!"

Try out the latest craze in tennis, Ricochet Tennis!! Strategic placement of weeds and cracks in the playing surface create "an exciting array of bounces and ricochets that the player never expects!" (Can we use that 'sagging' net for fishing?)

Was all of this disclosed to you when you purchased? Did you sign a disclosure statement with everything fully disclosed? Exercise your rights by filing a complaint against your realtor, builder, or developer. You can do so with a "Uniform Complaint Form" and sending it to the Florida Real Estate Commission (FREC) or the appropriate DBPR division. FREC has stated that there is NOT a time limitation for you to file your complaint. Everyone is strongly encouraged to file a compliant even if you feel it may be too late or you think it may not have merit. Every Cross Tie Ranch owner has been materially damaged by the events that have occurred. And you have a moral right and obligation to file a complaint against those who have put you in this position!!
